Overview & Acceptance
These Terms of Service ("Terms") constitute a legally binding agreement between you ("Customer", "User") and 118 Technology FZE, a company registered in the United Arab Emirates, operating under the brand name 118 Dubai and accessible at www.118dubai.com.
By accessing or using any 118 Dubai product — including 118 PMS, 118 Accounting, 118 CRM, and all associated services — you confirm that you have read, understood, and agree to be bound by these Terms. If you are using our services on behalf of a company or organisation, you represent that you have the authority to bind that entity to these Terms.
Description of Services
118 Technology FZE provides cloud-based software products and associated services for businesses operating in the UAE and GCC region, including:
- 118 PMS — Property Management System with four modules: Business Centers, Building Management, Property Lease Management, and Hotels
- 118 Accounting — UAE VAT-compliant accounting, payroll, and financial management software
- 118 CRM — Customer relationship management and sales automation platform
- Professional Services — Software development, digital marketing, cloud solutions, and email hosting
We reserve the right to modify, suspend, or discontinue any service (or any part thereof) at any time with reasonable prior notice. We shall not be liable to you or any third party for any modification, suspension, or discontinuation of services.
Account Registration
To access our software products, you must register for an account by providing accurate, complete, and current information. You are responsible for:
- Maintaining the confidentiality of your account credentials
- All activities that occur under your account
- Notifying us immediately at security@118dubai.com of any unauthorised use
- Ensuring that all users under your account comply with these Terms
You may not share account credentials with third parties or create multiple accounts for the purpose of circumventing usage limits or subscription tiers. 118 Technology FZE reserves the right to suspend or terminate accounts found to be in violation of this policy.
Acceptable Use
You agree to use 118 Dubai products only for lawful purposes and in accordance with these Terms. You must not:
- Use our services to process, store, or transmit any data in violation of UAE Federal Law or applicable GCC regulations
- Attempt to gain unauthorised access to any part of our systems or infrastructure
- Introduce viruses, malware, or any other harmful code into our platforms
- Use our services to send unsolicited communications (spam) or engage in phishing activities
- Resell or sublicense our services without prior written authorisation
- Reverse-engineer, decompile, or disassemble any part of our software
- Use our services in any manner that could damage, disable, or impair our infrastructure
Intellectual Property
All intellectual property rights in and to 118 Dubai software, documentation, branding, and content — including the 118 Dubai name, logos, product names, and all associated trademarks — are owned by or licensed to 118 Technology FZE.
Your subscription grants you a limited, non-exclusive, non-transferable licence to use our software for your internal business purposes only. You do not acquire any ownership rights by using our products.
You retain ownership of all data you upload to or generate through our products ("Customer Data"). By using our services, you grant 118 Technology FZE a limited licence to process your Customer Data solely for the purpose of providing and improving our services.
Payment & Billing
Subscription fees are billed in advance on a monthly or annual basis, as selected during registration. All fees are quoted in UAE Dirhams (AED) unless otherwise stated, and are subject to UAE VAT at the applicable rate.

Fees are non-refundable except where required by UAE Consumer Protection laws. Downgrading your subscription during a billing period will not result in a prorated credit. If you dispute a charge, please contact billing@118dubai.com within 30 days of the charge date.
Data & Privacy
The collection and use of personal data in connection with our services is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using our services, you also agree to our Privacy Policy.
All customer data is stored in UAE-based data centres in compliance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL). We do not sell customer data to third parties under any circumstances.
Warranties & Disclaimers
118 Technology FZE warrants that our software will perform materially in accordance with our published documentation during your subscription period. Our target service availability is 99.9% uptime as measured monthly, excluding scheduled maintenance windows.
EXCEPT AS EXPRESSLY SET OUT IN THESE TERMS, OUR SERVICES ARE PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND. WE DISCLAIM ALL IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
Limitation of Liability
To the maximum extent permitted by applicable UAE law, 118 Technology FZE's total aggregate liability to you for any claims arising under or in connection with these Terms shall not exceed the total fees paid by you in the 12-month period immediately preceding the event giving rise to the claim.
In no event shall 118 Technology FZE be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities, even if we have been advised of the possibility of such damages.
Termination
Either party may terminate these Terms by providing 30 days' written notice. 118 Technology FZE may terminate or suspend your access immediately and without notice if:
- You materially breach these Terms and fail to remedy the breach within 7 days of written notice
- You become insolvent or subject to insolvency proceedings
- We are required to do so by law or court order
- Your use of our services poses a security risk to our systems or other customers
Upon termination, you may export your data for 30 days following the effective termination date, after which your data will be permanently deleted from our systems.
Governing Law
These Terms are governed by and construed in accordance with the laws of the United Arab Emirates, specifically the laws applicable in the Emirate of Dubai. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.
For disputes involving amounts less than AED 50,000, the parties agree to first attempt resolution through good-faith negotiation before initiating formal proceedings.
Changes to Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will notify you by email (to the address registered on your account) and by posting a notice on our website at least 30 days before the changes take effect.
Your continued use of our services after the effective date of revised Terms constitutes your acceptance of the changes. If you do not agree to the modified Terms, you must terminate your account before the effective date.
